Did you know you can hire me to help you find a rental?

Here's how I can help

  1. Learn about you. We'll have a brief 10 to 15-minute conversation via phone about what you're looking for, your timeline, budget, etc.
  2. See what's available. I will set you up with an automated search in BrightMLS (Multiple Listing Service — all real estate companies and many property management companies use it for their listings). Anytime a new property comes on the market that meets your criteria, you will instantly receive an email notification. I’ll show you how to indicate which listings you’re interested in.
  3. Go house hunting! I'll make the appointments for us to view the properties you're interested in. Forget about tracking down landlords and current tenants, arranging showings around work schedules — and showing up only to learn that the place has been rented (or no one shows up at all to show you the place). I have an app that gets us into everything!

Q: What if I find a place I like on Zillow or in a building that has a leasing office? Can you still help me?

Of course! I am still happy to offer you all of my services — showing properties, help with the rental application, lease negotiation, utility set-up and initial walk-through — but you become responsible for my compensation, which is 25 perecnt of one month’s rent (paid to Corcoran McEnearney, and then disbursed to me at my commission split). I am only paid on commission, I do not earn a salary.

I respect your time, and I hope you'll respect mine.

That's why we'll draw up a business agreement to make our partnership official, as required by the State of Virginia and District of Columbia. I also charge a $250 fully-refundable retainer fee, which is not deposited at any time. The check is given back to you at our move-in walk-through inspection or if you end our business agreement prior to applying for a property. It's only deposited if I take the time to work with you and show you around, and then you disappear and I never hear from you again. It can be given to me when we meet, and I take you out on tour.
